Cinz & JB 3D Drafting & Design, founded by Cindy in the Great Lakes region two decades ago, is dedicated to building lasting client relationships through collaboration and problem-solving. Recently, Cindy's brother Jamie joined, adding over 15 years of design expertise. Together, they assist clients with projects of all sizes, focusing on realising their visions and helping turn ideas into reality. Their philosophy is simple: "See a need, fill a need."

Cindy's design journey began at age 15, inspired by a local architect. Two decades ago, she founded Cinz 3D Drafting in the Great Lakes area, driven by the motto "See a need, fill a need." Recognising that many struggle to express their visions, Cindy uses her listening skills to transform clients' ideas into functional designs.
In 2020, Jamie Brislane joined Cindy as a full-time draftsman after years of part-time collaboration. An award-winning kitchen and interiors designer, Jamie has been recognised with multiple HIA Awards for his innovative work in kitchen, bathroom, and interior fit-outs. His career began in the 1990s in the housing industry, where he gained hands-on experience that informs his design approach.
Now, Cindy and Jamie have combined their expertise to create Cinz & JB 3D Drafting and Design. Together, they focus on delivering detailed plans and fostering lasting relationships with clients, many of whom have become lifelong friends. Their collaborative approach ensures a smooth journey toward realising clients' dreams, regardless of project size.

Are all blocks confined to the same building codes and regulations?The 'Where' is a huge consideration in the drafting and design process as each block has unique challenges and council requirements. A part of the consultation process will include understanding what you would like to achieve with the design and applying your concepts to council and building code regulations.

I would like a set of house plans, but I am unsure of where to start.... here are some things to consider prior to your consultation.What are you wishing to do? Is it a new home design? Is it a renovation to an existing house? or possibly an addition onto an existing home? Is it a conversion of a shed into a granny flat, studio?

What do you do?We offer a variety of services. These include: House Plans: We design and draft a comprehensive set of plans for you as the client, factoring in your needs, wants and budget whilst also designing and drafting to council and builder requirements. Renovation Plans: Renovations occurring within an existing home, we design and draft a comprehensive set of plans to ensure you as the client are satisfied whilst also adhering to council and builder requirements. Addition Plans: Additions to an existing home require a comprehensive set of plans that ensure you as the client have your needs and wants addressed, using our expertise to ensure form and function is met and also designing and drafting to ensure council and builder requirements are met. 3D Models: We use 3D models to assist you to visualise your home design concepts to ensure you feel and see how the house design will flow once constructed. Presentations: 2D or 3D presentations that can be conceptual right through to final detail, designs and drawings. What does the drafting and design process involve?"You've been recommended by our builder & they said to call you & you'd guide us through our new project". Yes! This is correct and this is a common conversation starter we hear from many of our new clients. Often when designing a new home, remodelling or renovating, it may be tricky to know where or how to start. We support you in this process with asking you a range of questions to provide you with a detailed and supportive service. "I've got some ideas sketched that I'd love in my plan, can you draw them up for me?" Yes, if you have set ideas bring them into our design consultation appointment. We can then discuss form and function of your sketch and discuss your design wishes.

Why, When, Who and How are we going to design and build?Why: Prior to our initial consultation consider the following 'whys'. Why are you needing to renovate or add new rooms? Is it because mum or dad are coming to live with you, or the teenage kids need a studio space away from the main home, or the man cave is now a must. The functionality is very important and pushes the 'want' however a good design is then 'needed' to pull it all together and that is where we come in. The more detailed the 'why' is the more form and functionality we can apply to the drafting and design. When: When do you intend on starting the project? Have you secured a builder? If yes, drawings are promptly produced. Who: Who will the builder be or is there a tender in process? How: When designing budget is critical and can influence design choice. It is important to consider the 'how' much could it all cost or budget you have in mind. Budget is important for us to know, as we can be critical in our design, function and form when planning. * Please note, we draft and design house plans for clients to then use such plans to engage their own builder of choice.

What stages will we go through in drafting and designing?Stage 1: We meet with you either onsite (vacant land or at an existing home) to discuss your ideas / wish list OR we can meet in our office. Stage 2: We then produce concept sketches covering your initial design ideas. Stage 3: Once agreed to, a full set of plans are prepared. You as our clients, will then be able to use plans to then start engaging builders for quoting purposes. Stage 4: Following positive quotes and when you are feeling confident to progress, we finalise the plans in readiness for Council approvals.
